Assistant Property Manager

Location: Madison, Wisconsin

Job Type: Full-Time

Overview

Join a growing property management team as an Assistant Property Manager and play a key role in creating a welcoming, well-run community for residents. This is a great opportunity for someone who loves a mix of customer service, operations, and problem-solving—and wants to build a career in property management.

A sign-on bonus is available after 90 days of continuous employment. If you leave voluntarily or are terminated for cause within 12 months of your start date, repayment of the full amount is required within 30 days of your last day. Bonus is considered taxable income with all applicable withholdings.

What You’ll Do

  • Handle day-to-day leasing and resident relations to maintain strong occupancy levels.
  • Respond to phone and email inquiries, schedule and lead community tours, and follow up with prospects.
  • Support marketing efforts to attract new residents and keep the property top-of-mind in the local market.
  • Collect rent and manage delinquent accounts, including pursuing lease terminations when necessary.
  • Assist with budgeting and financial decisions to meet revenue goals.
  • Keep resident files and ledgers accurate and up to date.
  • Conduct move-in/move-out inspections and walk the property to ensure it remains in excellent condition.
  • Step in for the Property Manager when they are out and help train new staff members.

Qualifications

  • High school diploma or GED required.
  • At least one year of leasing or assistant property management experience.
  • Proficiency with Microsoft Word, Excel, email, and internet-based tools; Yardi experience is a plus.
  • Excellent communication and customer service skills with the ability to work with a diverse range of people.
  • Strong organizational and problem-solving abilities; comfortable working independently.
  • Flexibility to adjust your schedule based on property needs.
  • Ability to walk the property (including stairs) for inspections and marketing outreach.

Compensation & Benefits

  • Salary range: $44k-$56k plus monthly commission opportunities for new leases and renewals.
