Job Overview

Position Summary: We are seeking a highly experienced Security Project Manager who is

passionate about project management to lead the delivery of physical security systems for new

office builds. This contractor will serve as the primary point of coordination between internal

teams, manage the complete project lifecycle from design through commissioning, and ensure

all security installations are delivered on time and within budget. The ideal candidate lives and

breathes project management and thrives in a fast-paced, multi-stakeholder environment.

Key Responsibilities:

Project Planning & Design:

Review architectural floor plans and overlay company security standards and requirements

Collaborate with Regional Security Manager to assess site-specific security risks and mitigation strategies

Present security designs and recommendations to stakeholders

Coordinate with internal teams including Workplace, Network, and AV/VC teams to ensure integrated solutions

Develop comprehensive project plans, timelines, and budgets

Vendor & Financial Management:

Work with approved integrators to obtain detailed quotes for installations associated with security systems, hardware, furniture and infrastructure

Track project costs and manage budget adherence

Process and manage Purchase Orders for office build projects

Negotiate scope changes and manage change orders as needed

Project Execution & Coordination

Manage project schedules and ensure integrator adherence to timelines

Attend weekly project meetings and provide status updates on security deliverables

Present project risks, issues, and mitigation strategies to stakeholder groups

Coordinate with multiple internal teams to ensure seamless project delivery

Monitor project milestones and proactively address potential delays

Site Programming & Commissioning:

Program security systems prior to on-site testing and commissioning

Travel to project sites for testing and commissioning of all security hardware

Conduct thorough system testing and validation

Manage punch list items and ensure complete system functionality

Document system configurations and provide training to local teams as needed

Required Qualifications:

Minimum 7+ years of project management experience, preferably in physical security or construction

PMP, CAPM, or equivalent project management certification strongly preferred

Extensive experience with enterprise physical security systems including:

Access Control Systems

Video Management Systems

Visitor Management Systems

Integrated security platforms

Proven track record managing multiple concurrent projects

Strong experience with budget management and financial tracking

Excellent stakeholder management and communication skills

Experience working with integrators and technical vendors

Proficiency with project management software (MS Project, Smartsheet, etc.)

Ability to read and interpret architectural drawings and floor plans

Willingness to travel up to 30% for site visits and commissioning

Strong analytical and critical thinking skills

Required Technology Experience:

Video Management: Axis cameras, Genetec Security Center VMS, Sureview systems

Access Control: Wayvelinx cloud-based access control

AI/Analytics: Alcatraz.ai facial authentication, Ambient.ai computer vision

Network integration and IP-based security device deployment

System programming and configuration experience

Preferred Qualifications:

Bachelor's degree in Engineering, Construction Management, or related field

Experience with corporate real estate or workplace projects

Knowledge of building codes and security compliance requirements

Experience with enterprise-scale deployments across multiple locations

Previous experience in technology or corporate environment

Construction industry experience

Working Conditions:

Primary office location: San Francisco, CA

Standard business hours with flexibility for project needs

Travel required for site commissioning (estimated 20-30%)

Occasional evening meetings for project coordination

Professional office and construction site environments

Must be able to work in active construction environments during site visits

Compensation

Estimated Pay Range: 145k-170KExact compensation and offers of employment are dependent on circumstances of each case and will be determined based on job-related knowledge, skills, experience, licenses or certifications, and location.
