The Opportunity:
We are seeking a Senior Development Associate to support all aspects of project development, from acquisition due diligence through construction and delivery. This individual will serve as a key contributor to the firm’s development team, providing oversight across horizontal and vertical development initiatives. The role requires a well-rounded understanding of residential real estate, including site planning, budgeting, permitting, and construction coordination. The successful candidate will collaborate closely with internal teams and external partners to help ensure projects are delivered on time, on budget, and in alignment with strategic goals.

Key Responsibilities:
- Due Diligence during Acquisitions:
- Assist Acquisition Team with building specifications.
- Assist in coordinating with builders to get those specifications into MCP Construction Agreements.
- Assist in the preparation of the project schedule with MCP Acquisitions and builder.
- Assist in coordinating product/lot selection matrix with MCP’s architect to include exterior color selections.
- Assist in preparation of the construction schedule, specifications, and exterior colors that are input into a construction matrix to be utilized during the delivery process.
- Assist Acquisition Team with budgeting horizontal improvements and vertical product mix.
- Assist with the coordination of amenity centers. Coordination between MCP acquisitions, land development team, the architect, and civil engineering.
- Assist in coordinating amenity interior and exterior accessories and specifications and work with GC to input them into a contract.
- Planning and Entitlement:
- Assist in preparation of project budget at outset of project, and monitoring budgets throughout project life including reprojecting costs quarterly.
- Responsible for managing project accounting in coordination with the construction controller. Responsible for always having the project management accounting software up to date.
- Assist in hiring and directing activities of engineers, architects, site contractors, home builders, and other necessary consultants.
- Assist in ensuring overall adherence to the project schedule, budget, lender and/or ownership requirement.
- Prepare and monitor cost estimates, budget updates, change order reports.
- Review working drawings related to developments and public utilities, as well as house plans, drawings, and elevations from the builders in the developments.
- Assist in coordinating with City and County offices, interface with staff, facilitate filing of plans and permitting with various cities, counties, and governmental agencies.
- Assist in project documentation and historical data collection regarding the entire building process.
- Assist in reviewing and executing contracts from contractors and consultants concerning the entire building process.
- Construction Supervision:
- Assist in managing day to day horizontal and vertical construction operations. This is to include standard Construction Management tasks such as RFI’s, submittals, change orders, budget management, etc.
- Prepare construction updates for the development group and/or ownership.
- Assist in the building permit process as needed.
- Assist in coordinating dry utility installation as needed.
- Assist in coordinating landscaping installation as needed.
- Monthly or more frequently as needed site visits to monitor horizontal and vertical construction progress and delivery schedules.
- Tracking of milestones on a lot-by-lot basis cross referencing to draw requests.
- Monitor delivery requirements in construction agreements to actual field observations.
- Interface with sitework contractors and builders in a professional manner to get all issues corrected in a timely fashion. Work with onsite property management & maintenance teams to identify any ongoing construction items that need to be corrected on site.
- Assist in sitework close out documentation and procedures to ensure final completion of horizontal improvements.
- Walk individual units prior to inspections to identify any potential design issues that need to be corrected prior to all units being built. Work with acquisitions/asset management to determine if items need to be added to spec or should be covered within builder contract.
- Work with onsite property management & maintenance teams to perform punch list walkthroughs and identify any ongoing construction items that need to be corrected on site.
Qualifications:
- Bachelor’s degree in Engineering, Real Estate, Construction Management, or related field.
- Minimum of 3 years of experience in residential development, homebuilding, or multifamily construction.
- Strong organizational and project management skills.
- Ability to work collaboratively across departments and with third-party vendors.
- Comfortable managing multiple priorities and deadlines in a fast-paced environment.
- Excellent written and verbal communication skills.
- Familiarity with project budgeting, construction schedules, and municipal permitting processes.
