Job Description

We are seeking a skilled Commercial HVAC Project Manager to oversee the planning, coordination, and delivery of heating, ventilation, and air conditioning projects from the early pre-construction stages through final closeout. This role ensures that projects meet schedule commitments, stay within budget, and comply with all design specifications, safety requirements, and contractual obligations. Serving as the central communication hub, the Project Manager works closely with clients, internal teams, subcontractors, and suppliers to achieve successful project outcomes.

Primary Duties & Responsibilities

Project Planning & Execution

  • Interpret and review contracts, drawings, and specifications to define the project scope and objectives.
  • Develop and maintain comprehensive project schedules, coordinating timelines with field leaders, subcontractors, and clients.
  • Organize all project startup activities, including securing permits, processing submittals, and preparing documentation.
  • Assign labor, equipment, and materials in alignment with critical milestones and deadlines.

Procurement & Material Management

  • Order and track HVAC equipment, parts, and materials required for each job.
  • Prepare and manage purchase orders for both material procurement and subcontracted services.
  • Monitor delivery schedules to prevent delays and minimize storage or handling issues.
  • Collaborate with vendors, manufacturers, and representatives to confirm specifications, secure pricing, and resolve technical questions.

Team Leadership & Communication

  • Maintain regular communication between clients, contractors, engineers, architects, and internal teams.
  • Lead project meetings, providing updates on progress, costs, and schedules.
  • Support field teams with technical guidance to ensure proper implementation of the design.
  • Oversee subcontractor performance, ensuring work meets contractual, quality, and safety requirements.

Financial Oversight

  • Track expenses, manage budgets, and oversee profitability for assigned projects.
  • Process change orders, prepare monthly billing packages, and follow up on outstanding payments.
  • Document and manage any adjustments to the scope of work.

Quality Assurance & Compliance

  • Schedule inspections and ensure all work complies with building codes and project quality standards.
  • Oversee installation methods, ensure accurate documentation (e.g., as-builts, test reports, operation manuals).
  • Coordinate project closeout activities, including warranty packages and final client turnover.

Required Qualifications

  • Minimum of 5 years of commercial HVAC or mechanical construction project management experience.
  • At least 3 years of hands-on experience as a commercial HVAC technician.
  • In-depth knowledge of HVAC systems, mechanical drawings, codes, and technical specifications.
  • Strong track record of successfully managing multiple projects concurrently.
  • Proficiency in project management tools (e.g., Procore or similar), Microsoft Excel, and HVAC estimating software.
  • Exceptional organizational, negotiation, and communication skills.
  • Valid driver’s license with the ability to travel to job sites.

Preferred Skills

  • OSHA 30 Certification.
  • Familiarity with AHCA regulations for healthcare construction in Florida.
  • Experience with healthcare-specific HVAC systems such as medical gas piping and critical system redundancy.
  • Proven success leading AHCA inspections and managing related documentation.

Work Conditions

  • Combination of office-based work and on-site visits.
  • Ability to navigate active construction environments, including walking through incomplete buildings.
  • Occasional handling of light materials or equipment.
