About the Role

As a Regional Maintenance Supervisor--Affordable Housing, you will provide direct support to the Maintenance Operations of CHN. The Regional Maintenance Supervisor will provide a positive tenant experience by ensuring tenant units, vacant units, and CHN buildings/facilities are operating safely and effectively. The Regional Maintenance Supervisor will lead a team of maintenance technicians ensuring preventative maintenance and repairs are completed promptly, perform maintenance and repairs as required, and manage all work orders assigned to the Property Portfolio.

Responsibilities

  • Preventative Maintenance & Repair - Lead Preventative Maintenance Technicians in routine inspections, repairs, and proactive maintenance to preserve property conditions and minimize disruptions. Ensure timely completion of work orders, collaborate with property teams to address tenant needs, maintain grounds and common areas, and oversee vendor work for quality and compliance.
  • Inspections & Unit Turns - Supervise the Turn Team and vendors to ensure units are prepared for new tenants through timely inspections, repairs, and quality control, while meeting move-in deadlines and housing standards. Oversee all aspects of move-outs and move-ins, including compliance with CMHA, city codes, and inspection requirements.
  • Inventory and Cost Management - Monitor and manage inventory levels—including truck stock and specialty items—in collaboration with the Inventory Clerk to ensure Maintenance Technicians have the supplies needed for efficient work order completion. Track labor and material costs to stay within budget and identify cost-saving opportunities when appropriate.
  • Safety & Compliance - Maintain compliance with OSHA and CHN safety programs, training, and policies/report safety hazards to the supervisor; complete work duties in line with Fair Housing/HUD standards; participate in emergency on-call rotations as assigned; perform administrative duties accurately/promptly, ensuring compliance with CHN policies, including maintaining work order notes, the work order system, inventory and mileage logs, and following CHN Standard Operating Procedures.
  • Reporting and Communication - Prepare and maintain accurate records of completed turnovers, preventive maintenance, and team productivity. Communicate regularly with the Maintenance Assistant Director on project status, resource needs, and any issues. Collaborate with other departments to coordinate access to occupied units for maintenance.
  • Team Leadership & Development - Mentor and train Maintenance Technicians to improve skills and solve problems, providing hands-on support in trade areas; supervise staff, approve payroll and mileage, monitor work order status and performance, and conduct performance evaluations; onboard new employees, assist with learning CHN processes, and coordinate team resources to ensure task completion and cross-training; evaluate team performance, recommend improvements, and foster a positive, safety-focused work environment.
  • General Maintenance Oversight - Coordinate/manage the workload of Maintenance Technicians, assign and review work orders to ensure timely completion, and perform quality control checks; identify cost-saving opportunities and suggest ways to improve work efficiency; collaborate with the Maintenance Assistant Director to review budget compliance, ensure occupancy and unit turn metrics are met, and implement improvement plans as needed.

Qualifications

  • High School Diploma or equivalent or 5 years’ experience in one or more trade areas of repair (general carpentry, plumbing, electrical, HVAC, appliances)
  • 3+ years’ experience in apartment industry required
  • 2+ years in a supervisory position preferred
  • Personal vehicle for transportation of self and equipment/tools between properties
  • Valid driver’s license
  • Valid auto insurance
  • Proficient in Microsoft Office Suite Products and ability to learn and adapt to changing technology utilized in role
  • Experience with property management software and work order systems required.
  • Advanced electrical, plumbing, HVAC, general carpentry, appliance repair, painting, and general landscaping skills.
  • Knowledge and experience in painting, flooring, and other turnover-specific tasks, as well as facilities maintenance techniques required.
  • Strong verbal and written communication skills and the ability to communicate across all levels both internally and externally
  • Ability to manage multiple projects and priorities in a high volume with great attention to detail
  • Strong customer service skills, including creating a customer-focused culture.
  • Ability to move heavy objects, reach high and low areas, and use manual tools/equipment.
